I have your idea for the kitchen. I am doing research for a shop that I would like to open here in Singapore and I would like it to have a feel of a 100 year old apothecary. I would love to see how you finally did your kitchen.

It’s not too hard (or expensive) to correct a floor out of level – you go under the crawlspace, and find the low point, and put a 4×4 across it that’s long enough to cover the sagging area. You prop this up in the middle by setting a concrete pier on the ground, and then putting an adjustable screw jack on it. They sell them at Lowes for around $20.

You then adjust the screw jack very, very slowly (about 1/8″ per day) until it’s level. Any faster than that and you’re hurt the house – it needs time to settle a bit after each leveling.

So, what’s happened since the dryer exploded? Did you end up putting a clothesline up? I like to hang my bras over my bedroom and closet doors to air dry inside. I’d feel uncomfortable with the unmentionables outside, too.

oh yes! how i could of forgotten that one point :p
i am also wondering if there is a way of leveling out that room?
or once settling has occurred, is it pricey and dicey to correct?

If you’re interested in a very dark/black floor, your existing hardwoods might be salvaged. Unless there’s water damage, sanding, filling, and staining can cover a ton of issues.

sadly the wall is behind the toilet, no actual pipes are in that wall.
i think they were just total lazy cheap ass to the point if they didn’t like something, they took it down with ideas of making it better… but being so lazy and cheap, never getting there and just throwing up something atrocious to cover their mistakes.

Rosalie, I would even venture to say that the reason that there is no dry wall where the plumbing is may be because there may have been a plumbing disaster at one time that ruined it. Perhaps they fixed the plumbing, but being the obvious cheap-asses that they were just covered the studs with plastic and vinyl paneling, instead of, you know, A WALL. I hope you get that mess straightened out.
